Planning and Development in NSW is carried out under the Environmental Planning and Assessment Act 1979 (EP&A Act) and the Environmental Planning and Assessment Regulation 2000 (the Regulation).

Both State and Local Government have roles and responsibilities under the EP&A Act to ensure that our built and natural environments are developed in appropriate and sustainable ways. The Act provides for different levels of development regulation and guidance relating to State, Regional and Local issues through the following environmental planning instruments:
  • State Environmental Planning Policies (SEPPs)
  • Regional Environmental Plans (REPs)
  • Local Environmental Plans (LEPs)
  • Development Control Plans (DCPs)
